Terms and Conditions
1. This form is intended for use only for a Holiday Let. The Tenant may only occupy the property for the purposes of a holiday. This agreement does not confer on the Tenant any benefits or security of tenancy, as outlined in the Housing Act 1988.
2. The Tenant will:
2.1 pay the Rent at the agreed times and in the agreed manner
2.2. keep the interior of the Property in a good, clean and inhabitable state and condition without damaging it or its contents in any way
2.3 leave the Property at the end of the Term in the same state and condition as it was at the beginning of the Term, except for reasonable wear and tear
2.4 ensure that all the items within the Property, as listed on the Inventory, are kept in good, clean state and condition. If the Tenant fails to do this, s/he will clean or replace items as necessary
2.5 not make any alterations to the Property, and not carry out any painting or redecoration of the Property
2.6 not do anything within the Property that may cause nuisance to owners or occupiers of nearby premises
2.7 not act in any way that will prejudice the insurance of the Property or cause the insurance premiums to increase after the Term
2.8 Up to 4 dogs are allowed in the property, other pets may be accepted by arrangement with the owner. Any pet permitted within the Property must be kept under control at all times and must not be permitted to damage the Property. The Tenant is solely liable for any damage caused by pets to the Property. Pets should not be left alone in the property.
2.9 not permit any additional person to enter the Property without the Landlord's express written consent. The Property has a maximum capacity of four persons.
2.10 not sublet the Property or charge anyone to use it
2.11 not use the Property for any reason other than holiday purposes
2.12 allow the Landlord to enter at reasonable moments to carry out any necessary repairs or maintenance work
3. Subject to the Tenant paying the rent and performing his/her obligations under this Agreement, he/she may enjoy full use of the Property during the Term without interruption from the Landlord
4. The Landlord will insure the Property and its contents, as listed on the Inventory, and make a copy of the insurance policy available to the Tenant
5. The housekeeping bond(if applicable)
5.1 Housekeeping bond will be held by the Landlord and will be refunded promptly to the Tenant at the end of the Term, using the agreed payment method
5.2 The Landlord may deduct an amount from the Housekeeping bond to cover any reasonable costs or losses incurred due to the Tenant's breach of contract
5.2 In the event of deductions from the Housekeeping bond the Landlord will provide the Tenant with an itemised explanation for each deduction
